Where the money comes from
The lender pays for marketing and technology: this site and the local guides on it, the search work behind them, the phone number, the AI assistant, the systems a request travels through, and the reporting on all of it. You pay nothing, at any stage. What the lender pays does not rise or fall with the size of your loan, your interest rate, the fees you are charged, or whether the loan reaches settlement, and no slice of what you eventually pay the lender comes back to this end.
Federal law is the reason it is built that way. The Real Estate Settlement Procedures Act forbids paying for mortgage referrals, so what a lender buys here is the marketing operation and never your introduction. It is also why nothing on these pages is arranged to push you toward anybody.
Two businesses, and only one of them lends
Bucks County Home Loans is a marketing and lead-generation business. Our half is the domain, the answers and town pages sitting on it, the search work behind them, the phone number, and the AI assistant that picks it up. We write down what you tell us, and one licensed Pennsylvania lender is given it so that lender can ring you. Nothing past that point is ours.
The lender is a separate company, licensed in Pennsylvania to make mortgage loans. Advice, the rate, the credit pull, the application, the appraisal, the disclosures, underwriting and the closing all sit with the lender and with nobody else.
That line between the two is a legal one. We hold no licence to originate a mortgage, so we neither offer nor negotiate loan terms, and the assistant on the phone is built to hand the question over rather than guess at it. Ask what rate you can get and it will tell you, truthfully, that a licensed lender is the one who answers that.
Which brings us to the assistant, since it is our half of the arrangement that you meet first. An automated AI assistant takes every call to (267) 828-9047, at every hour, business hours included. Its first sentence says the call may be recorded, and if you ask whether you are speaking to a person it will tell you plainly that you are not. The recording line is there because Pennsylvania wants everybody on a line to know that before recording begins. It takes notes, answers questions about programs and local costs, and reads the callback permission out in full before the call ends.
Four things it will never do: claim to be a human, quote a rate, tell you a loan is approved, or take a Social Security number. Every call is checked afterwards against those four, and any call that trips one is read by a person. Our number receives calls and never places them, so nothing on this site starts an outbound marketing call to you.
From your call to the lender's call
You call, or you send the form
Both are a request to be contacted about financing a home. Neither is an application, no credit is pulled, and there is no charge.
We write down the basics
First home or not, buying or refinancing, where in Bucks County, roughly what price, when, and how your credit looks from where you sit. Around ten questions, about five minutes, no paperwork.
We ask before anyone else hears of it
On the phone the assistant reads the permission aloud and keeps your answer in your own words. On the form it is the consent box. Say no, and no lender is told.
One licensed lender calls you
Usually the same business day. From that call on, the loan is between you and the lender. If a day goes by with no call, ring us and we will chase it.
We work with one licensed Pennsylvania lender at a time, so on most days there is no choosing to be done. When more than one is in the picture, the request goes to the one that fits, judged on facts about you and never on the terms of our contract:
- Where the house is, and whether that lender is licensed and set up to lend there
- The kind of loan you described: a first purchase, a refinance, cash-out, FHA, VA, USDA, jumbo, a condo, a small multi-unit, self-employment income
- The property type, and any program you asked about by name, the county's first-time buyer program or a PHFA loan among them
- Whether that lender can actually ring you back today
- Anything you said you want, which comes ahead of everything above
Money is never one of the inputs. No lender can pay for more requests, for a better class of request, for a higher place in line, or for a mention on these pages. Every introduction gets a written note of why it went where it did, so "why did this lender get me" has an answer somebody can read back. Today that note is typed by a person, in the same mailbox the request arrived in; there is no automatic routing behind the site.
None of this is a comparison service, and we do not dress it up as one. There is no league table of lenders here and no claim that we searched the market on your behalf. Compare by all means; a second quote from a bank you pick yourself is a sensible move, and it costs you nothing with us.
