What it costs, borough and township
Chalfont’s middle sale in July 2026 landed at $627,500. Volume had climbed hard, 111 closings where the previous July managed 71, and the wait stretched with it from 36 days to 49. That figure is the 18914 ZIP, which is borough plus New Britain Township, so read it as an area number and ask for comps on the block. Two percent transfer tax on that number is $12,550, about $6,275 on the buyer’s line.
The borough’s 2026 rate is 22.50 mills, 19.25 general and 3.25 debt, plus 1.25 for fire and 0.50 for ambulance, with the county’s 29.65 on top and a 1% earned income tax split with the school district. Central Bucks School District raised 2026-27 taxes 5.7%, its sixth increase in a row, at roughly $344 more on a $40,000 assessment. School bills mail July 1.

The program question at this price
At $627,500 the PHFA Keystone Home Loan does not fit; its Bucks price cap is $588,800. Keystone Flex does, at $730,600 with a $212,000 income limit and no first-time requirement. The county’s $10,000 program caps out at $392,000, which in this ZIP means a condo or a smaller borough house. Chalfont turns up on lender maps of USDA-eligible ground in this part of the county, and the only way to settle it is to run the exact address through USDA’s own map before you write it into an offer.
A railroad grid, then everything around it
The borough is 1.64 square miles and 4,253 people, settled in 1765 as Butler’s Mill and incorporated in 1902. Its center is a National Register district of 121 contributing buildings, colonial and Victorian with Gothic Revival and Classical Revival mixed in, running from the 1730 Simon Butler Mill House out along Butler Avenue, Main, Chestnut, Park and Sunset. Around it, New Britain Township holds 12,327 people across 15.29 square miles of later single-family tracts, apartments and current construction, including the Highpoint twins and townhomes now in a final phase from $699,000.
That mix decides the appraisal. An 1870s frame house on Butler Avenue and a 2025 twin a mile away are not the same file. The old ones bring pre-1978 lead disclosure, knob-and-tube questions, and comps that an out-of-area appraiser has to hunt for. The new ones bring an association, dues, and a master insurance certificate the lender wants to see.
Where the water goes
Chalfont sits at a confluence. The North Branch of the Neshaminy comes 10.8 miles down from Plumstead through New Britain Township and the borough, passing through Lake Galena behind the 1974 Peace Valley dam, and meets the West Branch just below town to form the Neshaminy proper. Pine Run, the old mill stream, joins inside the borough.
The USGS gauge on the North Branch at Chalfont has its record at 11.58 feet and 7,290 cubic feet per second, set by Ida on September 1, 2021. Floyd hit 11.36 feet in September 1999, an October 1996 storm 10.33, Isaias 9.89 in August 2020 and Irene 9.76 in August 2011. January 2024 reached 8.43. Anything low along Butler or Park deserves a FEMA map check before the inspection period closes; Zone A and AE properties carry a mandatory flood policy with a mortgage, and that premium belongs in the payment you budget.
The train, and the EMS change
Chalfont station at 13 Sunset Avenue has been electrified since 1931 and offers 56 free and 48 permit spaces. The 6:18 a.m. reaches Suburban Station at 7:33, so figure 75 minutes; New Britain, one stop toward Doylestown, is a flag stop, which means the train stops when someone waves or a passenger asks.
One recent change worth knowing: Chalfont and New Britain boroughs voted in July 2026 to leave Chal-Brit Regional EMS for Central Bucks EMS after a 90-day transition, with Chalfont’s assessment on 2025 volume at $16,611. New Britain Borough also renewed its Waste Management contract for five years starting January 1, 2027, with two 96-gallon carts, weekly yard waste and monthly bulk pickup.
Named for a village in Buckinghamshire
The railroad picked the name. Chalfont St Giles, in England, is where William Penn is buried, and the first trains came through here in 1856. New Britain Township’s Fall Festival is September 19, 2026, the fire company’s open house is October 15 and the craft show is October 24. Lake Galena sits behind town with 356 acres of water and 14 miles of trail, which is the reason half the borough owns a bicycle.
