Terms of use, as nine questions

Nine questions, answered in the order they tend to come up. Between them they are the whole agreement between you and the company that runs this site.

Version 2026-08-25, in force from August 25, 2026. Agreeing to these is what using the site means, so read them before you dial the number or type anything into the form. Throughout, "we" and "us" are Bucks County Home Loans; "you" is whoever is reading.

What actually happens if you use this site?

You read pages about home financing in Bucks County. If you want to go further, you dial a number or fill in a form, we ask a short set of questions about what you are trying to buy or refinance, and one licensed Pennsylvania mortgage lender is given your answers so that it can ring you. That is the whole of what this business does: mortgage marketing and lead generation, and nothing beyond it.

Several things this business is not, stated plainly because the law wants them stated: it is not a lender, not a mortgage broker, not a mortgage loan originator, not a bank or credit union, not a real estate brokerage, and not a government body. No affiliation exists with any of those, nor with Bucks County, HUD, PHFA, the Department of Veterans Affairs or the Department of Agriculture. Applications are not taken here. Loan terms are neither offered nor negotiated here. Rates are not quoted, pre-approvals are not issued, appraisals are not ordered, files are not underwritten, credit is neither granted nor refused, and no loan is closed at this end. All of that sits with the licensed lender from beginning to end.

So nothing you read on these pages amounts to an offer of a loan, a quoted rate, a pre-qualification, a pre-approval, a promise to lend, or an application. Whether a loan exists at all is the lender's decision, under the lender's own program rules and on the lender's own disclosures.

Who calls you, and who is paying for all this?

Ring the number or send the form and we hand your request to a single licensed Pennsylvania mortgage lender. That lender is somebody else's company; we hold no stake in it and no control over it. Should it turn out that the lender does not write the kind of loan you described, a second one may be brought in, and you will be told when that happens.

Payment runs one way only. The lender buys marketing and technology services from us: the domain, the local pages on it, the search work that puts them in front of anyone, the phone number, the assistant answering it, and the reporting underneath. Nothing is ever charged to you. The amount the lender pays does not move with the size of your loan, the interest rate you end up with, the fees you are charged, or whether a loan closes at all.

Can you rely on the numbers, and is any of it advice?

Millage rates, program ceilings, grant amounts and market medians on this site were copied from public records and program documents and were right on the day we checked them. Such figures move, and the office that moves them rarely announces it. Before anything turns on a number you read here, have the lender or the program office confirm it. The three calculators do their arithmetic in your browser, return planning estimates, and are neither a quoted rate nor an offer of credit.

These pages explain how programs work in general. They are not financial, legal, tax or credit advice about your particular situation, and reading them puts nobody in an advisory relationship with you. A licensed lender, a lawyer or an accountant can advise you properly; an introduction to the first of those three is what this site is for.

What are you agreeing to when you tick the box?

Permission to be contacted comes from two places: the checkbox beneath the form, and the recorded notice at the start of a call. Which parties that permission names, which channels it covers, and every way of taking it back are set out on the communications consent page, clause by clause. What becomes of the information itself is the subject of the privacy policy.

What do we ask of you in return?

Be 18 or older. Give a phone number and an email address that are yours to give. Keep what you tell us true as far as you know it. Somebody else's details are not yours to send, anything you would rather a lender never read is best left out, and the form is for genuine mortgage requests and nothing else. Scraping the pages, copying them wholesale, probing the site, flooding it or otherwise interfering with it are all grounds for us to shut off access.

What is written down about your request?

A request sent through the form arrives as an email in a mailbox under our control, carrying the exact consent wording you were shown and its version number, the moment it arrived, your IP address, your browser string, and the address of the page you sent it from. Calls are recorded and transcribed where Pennsylvania law permits it. There is no database sitting behind this site today, so that mailbox is the record, and the lender an introduction went to, along with the reason for it, is written down there by the person who made it. Retention periods and everything else about the handling live in the privacy policy. The reason any of it is kept is simple: when somebody asks why a mortgage company rang them, the answer should be on paper and not in anybody's memory.

Who owns the words and the pictures?

Text, photographs, layout and code here belong to us or are used with the owner's permission; photograph licences and photographers are listed on the photo credits page. Read the pages, print them, send them to whoever you like. Publishing them under someone else's name is another matter, and not allowed.

Links leaving this site — to lenders, county offices, program administrators and government pages — are here because they are useful. None of them is under our control, and what they say or do is their own affair.

What are we not answerable for?

The site comes as it is. No warranty of any kind is given, express or implied, about accuracy, suitability for any purpose, or the site staying up. A lender introduced through this site runs its own business and answers for its own work; its acts, its omissions, its products, its rates, its fees and its conduct are not ours to answer for.

As far as Pennsylvania law permits, indirect, incidental, special and consequential losses arising out of your use of this site, its figures, its calculators or an introduction made through it fall outside our liability, and the most we can be held to on any claim is one hundred dollars. Where a jurisdiction refuses to allow limits of that sort, they apply only so far as that jurisdiction lets them.

If something goes wrong, where does it go?

Start with a phone call or the contact page; most trouble ends there. Failing that, these terms are governed by Pennsylvania law, its conflict-of-laws rules set aside, and any dispute belongs to the state or federal courts sitting in Pennsylvania. No consumer protection right that cannot be signed away is signed away here.

These terms can change. Whatever version is current sits on this page with its number and its date, and the version in force on the day you sent a form is the version recorded alongside your request.
