Who's writing this

I grew up in a Levittown section, on a street that started with the section's letter like every other street on it, and I live up-county now. In between I've sat next to a good many people at their first closing and watched the same three surprises land every time: the transfer tax, the tax bill that made no sense against the price, and the assistance program nobody had mentioned. This site exists so those land before the closing table instead of at it.

The pages are written for Bucks County and nowhere else. Bristol and Quakertown sit at opposite ends of the same county and are a different world in housing stock, flood maps and school-district millage, and a page that treats them the same is no use to either. Nobody tells you this the first time, so the guides do.

What happens when you call

Here's the order it happens in. You call (267) 828-9047 or send the form. Why so much about first homes

Because a first purchase in Bucks County has its own sequence, and the sequence is the part people skip. The county's first-time buyer program lends up to $10,000 at 0%, deferred until you sell or refinance, and it wants counseling and six months of residency or a year of working in the county before it will talk to you. PHFA's Keystone loans and their assistance pieces stack on top for buyers who fit. FHA and 3%-down conventional loans decide how much of your own cash has to show up.
