What to have in front of you
Nothing, honestly. It helps to know roughly what the household earns, roughly what goes out each month on debts, and roughly which end of the county you're looking at. Every one of those "roughly"s is deliberate. Nobody at this number needs a pay stub.
What we'll ask, in this order
- A number to call you back on, and your name
- What you're doing: first home, another home, or a refinance
- When: under contract already, the next few months, or someday
- Where in Bucks County, or roughly where you're shopping
- A price range, and what you've set aside
- Anything else that matters, in a sentence
What we won't do
Quote you a rate, since that's the lender's to give. Pull your credit. Hand your number to a dozen companies. One licensed lender calls you, and if that lender goes quiet, call back and we'll get on it. That's the entire arrangement.
Who picks up
An AI phone assistant, on every call, at every hour. Its first sentence says the call may be recorded, and it will tell you it is not a person the moment you ask. It works through the questions above, reads the callback permission aloud before you hang up, and a licensed Pennsylvania lender calls you back. No menu, no hold music, no voicemail. What it will and won't do is written out in full.

There's no storefront on Route 611 to walk into, which on a Friday at five is a mercy. The phone is the office.
